Founded in 2016, we acquire, develop, and manage purpose-built rental and mixed-use communities across the GTA, with a pipeline exceeding 7.5 million square feet, in some of Toronto’s most dynamic neighbourhoods.
The Opportunity
We are looking for a Senior Financial Analyst to take ownership of development pro-formas and investment models that underpin our acquisitions, financing, and asset management decisions. This is a high-impact role for someone who wants visibility across the full lifecycle of a development, from initial underwriting of a new site, through construction, lease-up, and stabilization, while working directly with senior leadership. You will have the opportunity to collaborate with the entire team including development, finance, asset management, and engineering professionals.

What You’ll Do
Financial Modelling
• Build and maintain real estate models, primarily development pro-formas for purpose-built rental and condo projects, as well as a smaller focus on stabilized residential and commercial real estate
• Underwrite acquisition opportunities with sensitivity analysis
• Assist with structuring deals including JV/partnerships and funds, and understand how structures impact returns to specific investors
• Maintain and continuously improve model templates
• Collaborate with development and construction team to support model assumptions
Asset Management & Budget Monitoring
• Monitor cost to date schedules, compare them to development budgets and pro-formas, and work with project teams to understand variances
• Track project-level and portfolio-level performance, updating models as projects progress through zoning and permit approvals, construction, and lease-up
• Update returns over time, including IRRs, equity multiples, and yields
• Support refinancing and disposition analysis of stabilized assets
• Assist in debt financing, communicating with lenders as required and preparing and providing necessary materials
Investor Reporting & LP Communications
• Assist in preparing quarterly investor reporting packages, capital call and distribution calculations, and LP communications
• Support investor presentations and respond to LP diligence questions with clear, well-supported analysis
• Oversee valuation reporting including engagement of appraisers
Market Research
• Conduct market research on rents, cap rates, occupancy, comparable sales, absorption, and construction costs across the GTA, and identify trends, risks or opportunities
Qualificatons:
• 3–5 years of experience in real estate, acquisitions, investment banking, private equity, development consulting, or a related field. Direct real estate development experience is a strong asset
• Advanced Excel skills – you can build a sophisticated, organized model from scratch. You care about structure, and are comfortable sharing your models with external stakeholders including investors, development partners, and lenders
• Strong grasp of development pro-forma mechanics: land residual, construction draws, IRR/equity multiple/yield-on-cost, and waterfall structures
• CFA or CPA (or active progress toward one) is preferred
• Familiarity with the GTA real estate market is a strong asset
• Clear written and verbal communication
• Intellectual curiosity, attention to detail, and a passion to learn more about development
